What does the real estate market look like now?    With the "Safer at Home" orders in place, we are seeing re-opening of many places, including real estate.   Starting Saturday 5/9, the last three counties opened up showings, but with extreme caution.

Many homeowners want to sell their homes, but want to be very cautious about potential buyers bringing the virus into their homes.

 

Our attorneys that work for our Colorado Association of REALTORS have stated, now is not the time to take buyers out just to look at homes.   During this pandemic, only those TRUE buyers should be viewing homes.  With that, listing agents have taken this one step further, and requested that either proof of funds (cash transactions) or a lender letter be presented prior to showing a home.  There will be requests also that ONLY the buyers that will be on the contract view the home.    This isn't the time to bring mom and dad, friends, kids and or a contractor.   Plus there are addendums to sign prior to showing.

When showing a home, all buyers must wear a mask, gloves and DO NOT TOUCH ANYTHING.    I will have wipes to open the lockbox, open the front door, and if there are doors not open, I will open them with a wipe.    Listing agents and buyer agents must work together to keep each listing clean and sanitized and SAFE for those homeowners.  And, of course we all must keep our distance.

 

We saw a giant uptick of listings hit the market mid-week last week.  During COVID (300-400/week, and last week 1500) we saw many homeowners withdraw their listings late March & April, having NO showings at all.   Prior to being able to show, buyers had to view all photos, read disclosures, drive by the home, write an offer (sight unseen) and write a contingency in the contract of a visual showing within one-two days of acceptance of offer.  At that time, buyers could move forward, or terminate without penalty.   Actually there was only about 1 in 10 that did not move forward.
