Lately every REALTOR has received many emails about vacant land fraud.    These parcels are generally free and clear, so the scammers reach out to a REALTOR and want to sell the land as soon as possible.   They say they are out of state, and won't be able to meet them.

Identification is not needed until closing, but in these cases, it is ALWAYS a good idea for a listing agent to get a copy of the identification.

 

There is also an alert you can put on your deed within the county you live.  Call the Clerk & Recorder in the county you live, and put an alert on it, so if anyone tries to sell your property, you will get notified.    I have heard Jefferson County does not have this feature quite yet.
