Sales of luxury homes in the Denver metro area over $1 million looked much like the month of September's sales.   The month of October we saw 55 properties closed, which is an increase from 53 sales for the month of September.   The days on market decreased from 142 to 114 days.   
 
 
 

Sales data represents detached single family homes only.

 

There are currently 768 active listings (decrease from 858 in September)  over $1 million, with 3 active bank foreclosures and 2 short sale opportunities.  (There were 6 short sales one year ago, and 14 bank owned.)   There are 126 under contract as of today.  Distressed home sales have significantly decreased over the last couple of years.

 

 

Of the sales in October 2013, 16 were paid for with Cash, no bank owned property sold, no short sales, and 8 were new construction properties sold by the builder.   We are seeing more luxury homes being contracted and built.

There was two sales that remained on the market over a year - one for 3 years and the other 673 days.  There were twelve homes that sold in under one week!

 

 

 

 

The highest luxury sale in  the Denver Metro Area in October 2013 was a home in Old Cherry Hills which sold for $2,900,000 that was built in 1989.    This elegant home has 5 bedrooms, 6 bathrooms with a 3 car garage on 1.79 acres.    This home sold the first day on the market. **no photo to share
