When you get closer to retirement age, you look for properties that fit your lifestyle a bit better. Most are looking for a ranch with everything on one floor and no steps. Some of these homes may have a basement, but the need to do stairs every day is not necessary. Sometimes it is nice to live in a neighborhood with people of your own age.
Most communities have a strict 55 age limit, but there are a few that will accept buyers at 45 years. There are also usually some restrictions on how long you may have visitors under this age. No one under this age is allowed to move in long term.
Usually the outdoor maintenance is taken care of with the HOA fee, but each community could be different, and wise to look at what the fee includes. It is nice not having to shovel, maintain the yard or paint the exterior of the home!
Living in a 55+ community many times includes community activities. I know some communities offers buses to go up to Black Hawk, card games, golfing and many other events.
